Housing Counseling

If you’re struggling to keep up with your mortgage or worried you might fall behind, USBC’s HUD-certified housing counselors are here to help. We provide free, one-on-one support to help New Mexico homeowners understand their situation and take proactive steps before legal action begins.

How We Support You:

  • Get one-on-one support from HUD-certified housing counselors—at no cost to you. (No income limit.)
  • Review your mortgage and household budget
  • Identify early warning signs and possible relief options
  • Provide personalized guidance based on your unique financial situation
  • Help you get organized before reaching out to your lender
  • Offer services in English and Spanish, with no income limit to qualify
  • Help you package your request to your lender

 

If you feel you’ve been denied housing or treated unfairly because of race, disability, or another protected status, you have the right to file a complaint.

Loss Mitigation

Loss mitigation is the process of working with your lender to avoid foreclosure—usually by adjusting your loan terms or agreeing on an alternative resolution. It’s the most common way homeowners recover from missed payments, and our counselors are trained to guide you through it.

How We Support You:

  • Explain all available loss mitigation options, including:
    Loan reinstatement
    • Loan modification
    • Repayment plan
    • Payment Forbearance
    • Short sale
    • Deed in lieu of foreclosure

       

  • Help you complete and submit the required documentation
  • Communicate directly with your mortgage servicer
  • Support you through court-ordered mediation if you are unrepresented
  • Track the status of your application and help respond to lender requests

Legal Services

If your home is already in foreclosure or you’ve received a court summons, USBC provides free legal support to help protect your home and your rights. We assist homeowners at all stages of the foreclosure process, including those already in court.

How We Support You:

  • Go to court with you and work with you from start to finish and our legal team will help with all necessary steps to ensure full due process rights under New Mexico law.  New Mexico is a judicial state; you will have your day in court and tell your side of the story.
  • Provide legal consultations to explain your foreclosure case and next steps
  • Represent eligible homeowners in district court
  • Assist with the New Mexico Foreclosure Settlement Program (FSP)
  • If you can’t keep your home, exit with dignity.  Help prepare and submit documents for:
    • Deed in Lieu of Foreclosure
    • Short sale
    • Cash for Keys
    • Redemption Rights
  • Advise you on your Right of Redemption after a foreclosure sale

Anti-Racism Training

USBC believes that building strong communities requires understanding and addressing racism at its roots. That’s why we founded the Anti-Racism Training Institute of the Southwest (ARTI)—a community-based initiative dedicated to helping individuals and institutions examine how racism operates in systems, not just in personal attitudes.

Through ARTI, we offer workshops that challenge assumptions, uncover the historical origins of racial inequality, and equip participants with tools for lasting change. Our work focuses on five key systems that shape life in New Mexico: housing, education, the legal system, community development, and the economy.

How We Support You:

  • Facilitate in-depth anti-racism workshops with community leaders, educators, and policymakers
  • Partner with national leaders like the People’s Institute for Survival and Beyond (PISAB) to offer intensive Undoing Racism™ trainings
  • Provide a shared framework to understand institutional racism and explore concrete steps toward equity
  • Foster cross-racial, cross-sector dialogue for long-term systems change

ARTI’s legacy began with Albuquerque Project Change and continues today as a trusted, transformative force in New Mexico’s racial justice landscape.
