Loss mitigation is the process of working with your lender to avoid foreclosure—usually by adjusting your loan terms or agreeing on an alternative resolution. It’s the most common way homeowners recover from missed payments, and our counselors are trained to guide you through it.

That’s why we founded the Anti-Racism Training Institute of the Southwest (ARTI)—a community-based initiative dedicated to helping individuals and institutions examine how racism operates in systems, not just in personal attitudes.
Through ARTI, we offer workshops that challenge assumptions, uncover the historical origins of racial inequality, and equip participants with tools for lasting change. Our work focuses on five key systems that shape life in New Mexico: housing, education, the legal system, community development, and the economy.
